Can real estate agents be too honest with their sellers when selling a house?

That is the question, and a potentially unpopular opinion, that Steven Hensley discussed recently in one of his latest YouTube videos on the VFL Real Estate YouTube channel.

“There’s probably an argument, and it’s something I talk about with my agents all the time, being too honest is sometimes a bad thing in real estate. I know that sounds crazy to say, but being too honest sometimes sounds sales-y,” Hensley opined.

What Knoxville Real Estate Market Are We In Right Now?

Tennessee football VFL Steven Hensley then discussed his own experience when selling his flip properties and offered his advice to the Knoxville real estate community. “I don’t necessarily consider comps,” Hensley said. He continued, “The reason is because those are past sales. Well, we’re not in a great market right now. I don’t care what anybody says, although the purchase price is not really moving up or down in the last 12 months. I think maybe it’s up 1 percent,” back in his video from August.

Additional Overlooked Costs In Real Estate Home Sales

There is a lot more to it than that, though, for the sellers. With over seven years of experience selling homes in the Greater Knoxville Area, along with 944 total sales and counting, Hensley explained that there are sometimes additional TLC costs involved in the process for sellers. Here are some additional cost-related elements to consider when it comes to selling a home. For instance, sellers sometimes pay closing costs or repairs at closing cost to ensure that their home sells for the appropriate value.

Home Buyer Wants The Best Deal

“Do you want to list your home, or do you want to sell your home?” That’s what Hensley asks his listeners. If you want to sell your home in this market, Hensley explains in detail what you have to do. You have work to get your buyer the best deal.

Hensley discussed a specific listing for a seller in a community where the home is one of 151 homes for sale. Hensley went on to say, “How do you separate yourself from them? A buyer doesn’t care because your neighbor sold over here and your home is at comp value. They don’t care. They want the best deal, and you’ve got to give them the best deal if you really want to move your house.”
