There are many different ways to buy a house in 2025. One way buyers can purchase a home is with cash. It may come as a surprise, but cash offers are more common in the United States real estate world than you might think. According to the National Association of Realtors, in January of last year, cash offers accounted for just under a third of all home purchases.

VFL Real Estate owner Steven Hensley discussed this growing trend and his thoughts on buyers who choose to take the cash-offer route in one of his recent YouTube videos.

In the past, buyers might have assumed their cash offer was a more powerful offer than the alternatives. Is that accurate? Well, VFL Real Estate expert Steven says, “This is kind of where I butt heads a little bit, and the reason is financing these days is streamlined. If you actually have a buyer, and they are legitimately pre-approved, for the sake of the conversation, really, all loan types, as long as the house qualifies and meets the safety protocols and conditions for a government loan, it doesn’t matter that it’s a cash buyer, or a $300,000 cash-buyer, or a $300,000 FHA-buyer, the money to the seller is exactly the same.”

With over 940 homes sold, Steven has so much experience in the home-buying and home-selling process. Sometimes, from Steven’s experience, a cash buyer has thought that they could offer $50,000 less on a home because they’re paying with cash, but as Hensley points out, that’s not how it works in real estate.

Another factor to consider is that loans usually close within thirty days, as Steven points out. So if a cash buyer is assuming they can lowball the seller with their offer because they’re offering cash, that may not be the case.
