Hey y’all, VFL Real Estate owner Steven Hensley here with another edition of ‘Ask The Expert’ when it comes to important real estate topics. In today’s edition, I offer my personal opinions on what to do when it comes to termite issues on home inspections.

There is a whole heck of a lot that goes into the home-selling process. One of the less-talked about aspects to that arduous process is termite inspections.

In today’s blog, I’m going to give you my insight into termites and real estate.

Do You Have To Get A Termite Inspection When Selling Your House?

This is not a simple answer. A lot of folks aren’t sure one way or the other when it comes to whether or not getting a termite inspection is a requirement when selling your home. The answer is somewhere in the middle. If you’re a VA Buyer, you actually have to send in a clean termite inspection report back to the lender.

If it says in that report that there is an active termite problem, then a termite treatment has to be done. Every situation is different, but oftentimes, at least in my professional experience, sellers will pay for this.

What Does The Termite Treatment Cost?

This number can also vary, but in my experience termite treatment for a home can range anywhere from $400 all the way up to $1,200 or $1,500 depending on the size and logistics of the treatment.

What IF The Termite Inspection Reveals Past Termites Or Signs Of Termite Damage?

This is another thing that can happen in a termite inspection. Just because your home doesn’t have active termites, the inspection can also find evidence of past termite issues or signs of damage, too.

If there is damage and the lender sees that in the report, then they will sometimes note for structural engineers or licensed general contractors to come in to then either write a note that there is no repair needed or there is repair needed and they will then require it.

When there is true termite damage that causes structural problems, that is a serious deal.
